- Two years after the Waukesha Town Board gave initial approval to a land use change at Highway X and Sunset Drive for a Walgreens development, the request is finally moving forward to the County Board.
The board's Land Use, Parks and Environment Committee on Tuesday recommended, 4-1, that the county's comprehensive land use plan be amended, changing the low density residential use on five parcels on the southwest quadrant of the intersection to a mixed use category that would allow a proposed pharmacy and other potential retail and office uses.
Waukesha Town Chairman Angie Van Scyoc unsuccessfully sought to have the committee postpone action until next year, after the town had a chance to review its own plan and after the county has determined a route for the Waukesha west bypass. Two alternatives, including one that passes through the Highway X and Sunset Drive intersection, are still under consideration by the county.
The land use change was approved by the former town board on a 2-1 vote, with the two backers, Chairman Robert Tallinger and Supervisor Stephen Smart, later recalled by voters and replaced.
While the area has developed commercially over the years, a subdivision of about 50 single family homes exists in the southwest quadrant. Many of those residents have spoken out against the project. Developer MRED-Cummings Commercial Development Corp., which has developed Walgreens Stores throughout Wisconsin and Michigan, has purchase agreements with owners of the five parcels in question.
Should the County Board later this month give final approval to the comprehensive land use plan change, the developer must still obtain town and county rezoning approval.
